FOR SALE BY OWNERS - DO YOU KNOW?

 

Q: Selling property doesn’t look that hard and I don’t feel that I should have to pay all that money to some Realtor just to walk people through my home; I could do that myself. As a matter of fact, I can put a sign out front that says “For Sale By Owner ” and sell my house myself, save myself the money. It looks so simple; it can’t be that hard, so why do I need a Realtor?

                        A: Many people when they first think about selling a home will attempt  to do so on their own thinking that they will save themselves money by not paying a brokerage fee to a real estate office. Unfortunately, many of those same people are not aware of all that is required in the process … there is much more to it than just agreeing on a sale price. Advertising costs and time commitment are just a part, but there are all the legal issues that need to be considered as well. You need to ask yourself if you have taken into consideration everything you should?

                                  Some of the areas that could cause you problems are:

1.        Do you know how to properly write a sales contract?

2.        Do you know all the disclosures that a homeowner needs to supply to a buyer?

3.        Do you know about all the different inspections and the time frames for each?

4.        Do you know all the areas where a homeowner could be held liable?

5.        Are you relying solely on a yard sign and newspaper ad?

6.        Do you pre-qualify perspective buyers before letting them in to see your home?

7.        Do you know the buyers’ rights once a sales contract is signed?

8.        Do you know the proper way to handle escrow / deposit monies?

9.        Do you have an on going professional relationship with a Title Company and / or a closing agent? 

                        If you answered no or were unsure about any of these areas making a mistake could cost you hundreds if not thousands of dollars, possibly even your home. Those are just some examples of why it would be wise to use me as you real estate professional in the sale of your home. We pre-qualify all possible buyers. We set up all appointments to show your property. We schedule inspections and arrange for a Title Company to process the closing of your property.
